A major new residential development is planned for Thagoona, sparking many concerns for local residents who live in the area.
The development application was submitted to the Ipswich City Council by applicant, Sargeant Planning for display housing, multiple residential and single housing on Pindari Drive and Dances Road, Thagoona.
Thagoona resident Sharyn is currently in the process of investigating the scope of the development while attempting to engage with Deputy Mayor and Division 4 Councillor Russell Milligan, Division 4 Councillor Kate Kunzelmann and Mayor Teresa Harding.
Sharyn said she is one of many residents who have concerns after reading a sign that was erected on Pindari Drive, Thagoona, about the proposal.
“The proposal is for a housing estate development on 36 hectares that will consist of 433 dwellings with a mix of single and multiple residential uses,” she said.
“It will be developed in twelve stages uphill from Pindari Drive, with minimum lot size of 300sqm, and a minimum frontage of 10 metres.
“Further stages toward Rosewood are planned which may link with other developments along the Karrabin Rosewood Road.”
Sharyn said she was concerned about drainage and local area flooding and the impact it may have on Thagoona where flooding is already a significant issue.
“Increased traffic and safety issues on the Karrabin Rosewood Road, pollution, dust and emissions and destruction of wildlife habitat.”
The developer is proposing two different density limits across the site. The majority of the site is proposed with a density of one dwelling per 400sqm.
Key allotments are also identified within the proposed subdivision with a higher net density of one dwelling per 300sqm – this includes townhouses, dual occupancy and small lot housing.
According to the proposal, the mix of housing is designed to meet different needs of the wide range of people and for changing demographics and different levels of affordability for home owners, renters, investors, families, one or two person households and first home buyers.
