Dawn Walloon keeps growing

THE developers of Dawn Walloon have proposed to increase density in the latest stage of its massive housing estate with a 63-home development application lodged for two lots at Banjo Drive.

Developers Walloon Pty Ltd own land at Parkland Drive, Caledonian Rd, Taylors Rd, Karrabin Rosewood Rd, Hines St and Muller St and are developing a 1800-home estate over six stages and future stages 7 to 31.

The housing estate is a masterplanned community set around parkland and features more than 2.4 km of interconnecting walking and bike paths.

The latest proposal, known as the Gibbs reconfiguration, seeks to amend the proposed lot layout at a 3.3ha site on Banjo Drive to increase the total number of lots proposed for the development area from 55 to 63 lots.

The blocks would be mainly 300-399sqm and range up to 500sqm blocks.

The developer said the increase in lots was justified because the housing density assessed for applications relating to the Dawn Walloon Estate was calculated as an average over the entire estate.

“In this instance, it is reasonable to expect that, should the density of the wider housing estate still fall at or below 15 dwellings per hectare, the density of the estate will still align with the preliminary approval,” planners for the developer said.

“It is therefore proposed that the layout for the site increase the total number of residential lots from 55 to 63 to align with the dwelling density allowed for the overall Dawn Walloon Estate.

“The density of the Dawn Walloon Estate has been calculated based on the developable area of approved and under-assessment stages of the development.”

In their application for a change to approvals the developer’s planning consultants said they considered the proposed change as a “minor change” to the existing development permit because the proposed change would not result in “substantially different development”, having regard to the criteria outlined in the Development Assessment Rules and the proposed change remained in accordance with the requirements of the Ipswich Planning Scheme 2006.
