Huge townhouse complex planned for Yamanto

A GREENFIELD Yamanto property, once proposed for a service station and childcare centre by Chris Pinzone’s CJP Queensland company, could become the site of 288 townhouses.

Developer, QPG Pty Ltd, is now hoping to gain Ipswich City Council approval to build the townhouses on the 14.5ha of land at 285 – 313 Warwick Road.

The project would involve the construction of 188 two storey townhouses and 100 three storey townhouses, in a mix of two and three bedroom designs, on the eastern portion of the property.

The bushland on the western portion would be retained.

For work to begin, the developer needs the Council to sign off on a rezoning of the land from ‘medium density residential’ to ‘multiple dwellings’.

Another development permit is needed to subdivide the property into two allotments. This would allow a 1.2ha portion on the far western boundary to be shaved off and dedicated as an allotment supporting the mapped future rail corridor.

The third development permit the developer is seeking is to construct the townhouse project and internal roadways across 17 stages.

As part of the development, it’s proposed that the bushland retained on the western portion be rehabilitated and the developer’s ecological consultancy has outlined measures to be taken during construction to reduce disturbance of vegetation and habitat in that area.

Vehicle access to the property would be via a new western ‘leg’ at the Warwick Road and Winston Street intersection. The developer is also proposing the installation of traffic lights at the intersection.

Carparking on site is proposed at 552 parking spaces, which includes 70 visitor carparks.

The application is currently under review by Council’s town planners.
