A MT Marrow subdivision; lodged in April 2020 and approved in June 2023; is again before Council.
The landowners are hoping to get the go ahead for a ‘minor change’ request relating to the sequence in which the 28 lots in the subdivision will be developed and the timing of the construction of the detention basin.
The developers, Greg and Karen Brennan, hold an approval to develop the 16ha block at the corner of Caledonian Road and Pindari Drive, into a large lot residential subdivision.
The break up of the property will also include provision for a bushland reserve and a new internal road.
The allotments range in size from 3250 sqm to 4,057sqm.
Although the average block size in a large lot residential subdivision should be 4,000 sqm, the original developer, Purton Developments, successfully argued that the lot layout had been configured to limit incursion into a koala habitat and corridor, which is earmarked as a bushland reserve on the western end of the property.
The developer also stated that the subdivision plan also sets out to design the lot break up around the stands of the Swamp Paperbark (Melaleuca irbyana) to allow enough room on the affected lots for a viable building envelope without disturbing the endangered species.
Under the request for a minor change which was lodged with Council this month, the developers hope to develop Lots 1 to 11 in Stage 1, Lots 12 to 19 in Stage 2 and the final nine lots in Stage 3.
According to the application: “The reordering of the [lots within the] stages will allow the lots at the rear to be delivered in Stage 1, with Stage 2 and Stage 3 within separate balance lots.
“A temporary stormwater basin to service part of Stage 1 is provided in balance lot 300 and is intended to be dedicated to Council when Stage 3 is registered.”
The applicant is also hoping to change the requirement for the stormwater basin on the western side of the property to be constructed in Stage 1 rather than State 2.
Council planners are currently reviewing the application.
