Proposed subdivision could boost Walloon’s Dawn Estate to 1,860 allotments

THE Ipswich City Council is currently reviewing an application for more than 1,000 new residential allotments on a greenfield site at Walloon.

Town planning agents for ID Walloon Developments Pty Ltd submitted an application on July 1 to subdivide three properties into 1,022 housing allotments.

The properties cover an area of 64.1 hectares and represent Stages 7 to 31 of the Dawn Walloon Estate (formerly Waterlea Estate).

In 2015, the then owner of the properties was granted preliminary approval by Council to subdivide the land for residential purposes.

The application submitted in July this year, formalises the design and layout of the proposed extension of the estate and is accompanied by traffic and engineering reports and a landscape concept plan.

Stages 1 to 6 of the Dawn Walloon Estate have already been approved for the development of 838 residential allotments.

Once complete, Stages 1 to 31, will create a total of 1,860 new housing sites.

The current application is for the western portion of the Dawn Walloon Estate and takes in the properties at 7001 Parkland Drive, 33-153 Caledonian Road and 246 Taylors Road, Walloon.

The lot sizes are proposed to range from 300sqm to more than 450sqm, with 730 of the allotments sized from 300 and 450 sqm.

The ‘western portion’ subdivision will also include three suburban parks, linear parkland, new roads and a pump station booster site.

The three properties lie within the ‘Low Density Residential’ zone which the Ipswich Planning Scheme defines as having a residential density of 10 to 15 dwellings per hectare. The proposed subdivision layout has a density of 14.48 dwellings per hectare.

Under the zoning, the development is ‘Code Assessible’ which means the developer is not obliged to publicly advertise the proposed subdivision.

The application is currently under review by the Council’s Town Planning officers.
