TWENTY-seven new home sites are planned on the northern outskirts of Marburg.
Developer Curtis Winwood is hoping to gain approval from the Ipswich City Council for a residential subdivision on a nine hectare property at the western end of William Street.
The property lies within the town residential zone.
The proposed allotment layout has the blocks ranging in size from 2,300 sqm to 4,100sqm.
The property is cleared of native vegetation except for some large trees and currently hosts one home and some outbuildings.
If the council approves the subdivision. the existing home site will bring the tally of residential allotments to 28.
Town planning agents for the developer have advised council that an additional allotment, measuring 2,832sqm, in the norther eastern corner will act as a bio-retention and detention point for the proposed new housing estate.
Currently, the property has one access off William Street and the developer is proposing a second access further along William Street to cater to ingress and egress from the internal road. If this is approved, the bitumen road surface in William Street will be extended to meet the new access point.
The property is not sewered and the developer’s town planning agents note that the subdivision … “has been designed to accommodate on-site effluent treatment” with enough room on each allotment to cater up to an eight person household by allowing for an approximate spray area of 600sqm on each lot.
The application is currently under consideration by the council’s town planning officers.
