Subdivision proposed to back on to Masons Gully

A 15 allotment residential housing estate is planned for 132 to 136 Matthew Street in Rosewood.

The 1.5 hectare property shares its western and northern boundaries with Mason’s Gully and the Arnold Rieck Walk.

Landowners, Matthew Rolph-Smith and Catherine, Geoffrey and David Mohr, hold the property under two title deeds.

In late November last year, town planning agents on behalf of the owners, lodged a development application with the Ipswich City Council to subdivide the land into 13 allotments ranging in size from 800sqm to 809sqm and two larger allotments sized at 991sqm and 1069sqm.

A 16 metre wide internal road is also proposed to give access to the 10 internal allotments with the remaining five gaining access directly off Matthew Street.

A 1.5 metre wide internal footpath is also planned on the southern verge of the internal access road as a linkage to the Matthew Street footpath.

The application is code assessible (doesn’t have to be advertised) as the land falls within the town’s Residential Low Density Zone.

While the application was lodged with a flood study report, Council officers have asked the developers to engage a registered professional engineer who is experienced in hydrologic and hydraulic engineering to prepare another report on drainage and flooding issues and to prepare a stormwater management plan.

In addition, the applicants have been asked to submit a traffic impact assessment report and earthworks plans.
