A service station and fast food outlet are in the planning stages for a busy intersection at Walloon.
Developer, Walloon Qld Unit Trust, is proposing to first subdivide a 6ha residential property at the corner of Karrabin Rosewood Road and Caledonian Road, into two parcels.
One of the two allotments would take in the existing residence, while the second is the proposed site of the commercial operation as it has frontage to both roads and will have frontage to the future Western Ipswich Bypass.
The service station, food and drink outlet and drive through, and a carpark are proposed to be built on the 6,128sqm corner allotment.
In an application for the relevant development permits to the Ipswich City Council, town planning agents for the developer note that access is proposed off Caledonian Road via two crossovers. One would be an all-movements crossover with greater separation to Karrabin Rosewood Road, while the other would be a left-turn exit only crossover closer to the intersection.
“The forecourt area [is proposed to contain] 28 car parking and two bicycle parking spaces.
“Substantial landscaping is proposed around the periphery of the site to screen built elements and provide an appropriate level of external amenity.”
And the town planning agents are making a bid for an approval with no restrictions on operating hours.
“The proposal seeks approval for 24 hours a day, seven days a week operation, subject to restrictions on some activities including waste collection, deliveries and underground tank refuelling.”
The agents also note that the placement of the service station and fast food outlet at the intersection would service the current population of Rosewood and Walloon and would support the continued major influx of residents all along the land designated as the Western Growth Corridor.
As the land falls within the Emerging Community zone, the application triggers an impact assessment and the plans will have to be advertised during the planning process.
The proposal is currently being considered by council’s planners.
