THE developer behind Highland Walloon is hoping to win approval for the next three stages of the housing estate.
The masterplan for the estate indicates that when the final stage is completed, more than 890 new homesites will have been developed on the 99.6 hectare property at 213 Taylors Road, Walloon.
While the masterplan has been given preliminary approval by the Ipswich City Council, the developer is obliged to apply for a development permit to bring each of the stages on line.
Last week, town planning agents for the developer, listed as Resiprop Pty Ltd which is believed to be part of the Lennium Group, made an application to Council to start work on stages 4 to 6.
Those stages will take in 3.8 ha of the overall site with a proposed yield of 81 homesites ranging in size from 375sqm to 620sqm.
If approved without change from the plan outlined in the initial application, the subdivision would result in a net residential density of 11.9 dwellings per hectare, which is consistent with the dwelling density range of 10 to 15 dwellings per hectare as prescribed in the Residential Low Density zoning applicable to that part of the property.
The development proposal is code assessible in that zone and therefore does not have to be advertised.
Council planners are currently reviewing the proposal.
The application attracted a Council fee of $68,750.
