PLANS for a large housing estate beside the Rosewood Showgrounds have reached the public notification stage.
Developer and land owner, John Ballin, outlined plans for the 126 town allotment subdivision at 1A Railway Street with the Ipswich City Council in May, last year.
He is hoping to gain a development permit to subdivide the 12.3 hectares at the corner of Railway Street and Hospital Road in four stages as well as construct internal roads.
Under the proposal, the allotments will range in size from 507sqm to 1,101sqm. More than 2ha has been allocated as a linear drainage reserve.
The home and sheds currently on the property will be demolished during the development stage.
Existing planning overlays on the property indicate that it is an area affected by former underground mining operations and potentially by noise from the rail corridor.
Documents uploaded with the application for a development permit included a geotechnical assessment with recommendations on earthworks, retaining walls, building foundations, pavement design, sediment control and site management.
The opportunity for the public to make comment on the proposed subdivision runs until August 26.
