DEVELOPERS Benchmark Property Partners have lodged an application to subdivide a 4.6ha property into 57 lots at 42-56 Nielsen Rd, Rosewood.
The proposed development site is next to the 195-home Rosehaven Estate and behind the Rosewood Council depot on Mill St and is close to the Rosewood train station.
The property, owned by Denise Jukes, has a single home and has been cleared for rural use, having no significant vegetation or heritage/character values and is within the Council’s Urban Investigation Zone.
The zoning aims to provide future low density, sewered urban homes in the area.
It was last sold for $37,000 in 1989.
The application was lodged on March 25.
The site is also surrounded by acreage blocks with single homes zoned Urban Investigation.
The proposal outlines a new road leading into two roads with cul-de-sacs. The homes would be single residential homes with no units or duplexes proposed and a mix of block sizes from 383sqm to 621sqm.
In the application, planning consultants said the lot layout and density had been designed to be consistent with the overall outcomes of the Urban Investigation Zone
and the requirements and standards of the Ipswich Planning Scheme.
Planners said the proposed development site was identified as the “next logical step” in the development of the Urban Investigation UIA 3 area, flowing from the adjoining development and remaining consistent with the wider neighbourhood design and character of the Rosewood area.
“The site is located within 1km of a significant number of community and commercial services, including the Rosewood Town Centre, Rosewood Station, Rosewood State School and various commercial, community, education and
recreation opportunities,” the application stated.
“There is an existing local park, Papillon Park, within the adjoining Rosehaven Estate which is within 500m of the subject site, and a proposed local park to the north-west of the subject site that will be delivered as part of a future development
application.”
The application states that the subdivision would meet all local assessment provisions.
“The proposed subdivision supports a range of lot sizes and layouts to ensure a variety of housing typologies and styles can be accommodated within the development, while providing development at a density that is suitable to balance the existing and growing nature of the Rosewood area.
“The site context and surrounds offer an ideal opportunity to increase the residential population within proximity to existing services and transport infrastructure within Rosewood.”
