One into three break up proposed for central Rosewood

THE owner of a large residential allotment near the centre of Rosewood hopes to gain approval to subdivide it into two courtyard parcels and a larger hatchet shaped land parcel.

The long rectangular 4,047sqm allotment at 31 to 33 Railway Street runs across to the end of Royal George Lane. The two pre-1946 residences on the property have frontage to Railway Street.

The developer, Howard Secombe Investments Pty Ltd, has applied to the Ipswich City Council for a development permit to form a courtyard allotment (400sqm) around each of the homes with an access off Railway Street to the hatchet shaped block absorbing the remaining 3,248sqm.

The land falls within the Character Housing Mixed Density Zone which means the proposed development is code assessible.

Town planning agents for the developer stated that the plan was to retain the existing dwellings which would contribute to the preservation of Rosewood’s historic character.

“The subdivision into three lots allows for efficient and sustainable land use by enabling individual ownership and occupancy, which addresses the current housing shortage.

“The proposed configuration uses existing infrastructure, such as driveway crossovers, to ensure that new access points or significant changes to the streetscape are minimised.

“Future development potential for each lot is maximised while respecting existing setbacks, services, and environmental constraints.

“The design of the lots is both functional and efficient, ensuring that future development aligns with the requirements of the zone while maintaining the integrity of the surrounding area.”

The application is currently going through Council’s town planning process.
